Residential valuations are typically more straightforward, while commercial, mixed-use, or specialised properties require deeper analysis and therefore attract higher fees. A formal property valuation can only be obtained through a qualified, independent valuation professional. While online tools and market portals may provide indicative price ranges, they do not constitute an official valuation. A professional valuation report delivers a substantiated and defensible market value, supported by verified market evidence and professional judgment.

A 1% payment plan is a developer-led financing structure, allowing purchasers to pay instalments—typically on a monthly basis—after handover. Such plans are commercial incentives and do not represent the true market value of a property. Professional valuations are conducted independently of promotional payment structures and reflect prevailing market conditions.

The current value of a property is determined by analysing recent market transactions, prevailing demand and supply dynamics, property condition, and locational attributes. A professional valuation provides an accurate assessment of market value as at a specific date, supported by objective market evidence.

Property value is assessed using internationally recognised valuation methodologies, including: Market Comparable Approach, Income Capitalisation Approach, and Cost Approach. The selected methodology depends on the nature and use of the asset. Valuers also consider factors such as location, design, condition, tenure, income potential, and market sentiment to arrive at a reasoned conclusion of value.
